What is shaping the Gold Coast property market?
The Gold Coast continues to attract population and investment, but growth is not distributed evenly. Established coastal areas have limited detached-housing supply, while much of the city’s additional housing is being delivered through apartments, infill development and expanding northern communities.
That creates different forms of competition. A coastal apartment may compete with several properties in the same building or precinct, while an established house may be compared with newer homes further north. Buyers are also weighing price against body corporate costs, insurance, travel, maintenance and lifestyle.
